Location History












The charming picturesque town of
Kenmare is an excellent example of Ireland’s planned towns. It was
founded in 1670 by Sir William Petty
and his descendent William Petty-
Fitzmaurice, second Earl of Shel-
bourne and first Marquis of Lansdowne, commissioned the present design of the town, which was completed in 1775.

Dereen Gardens is situated near
Kenmare on the Beara Peninsula; the sheer beauty and tranquility of Dereen Gardens needs to be experienced to be believed.

Muckross House & Gardens and Traditional Farms, located in nearby Killarney, is a fantastic experience for everyone. The house and its gardens
are magnificently maintained while the Traditional Farm illustrates premechanised farming practices.

The Skellig Islands is an experience of a lifetime. The two Skellig Islands, Skellig Michael and Small Skellig stand in the Atlantic Ocean 12 km south of Valentia. They are renowned for their scenery, seabird colonies and early Christian monastic architecture.

The heritage town of Kenmare is known as the “Crown Jewel” in the Ring of Kerry and no wonder, with its fabulous location on two of the most beautiful tourist routes in Europe, the Ring of Kerry and the Ring of Beara.
Kenmare, noted for having the cleanest air in Europe, is also a Mecca for some of the finest chefs in Europe. Its location on the edge of the sea provides the town with the freshest of seafood and the range of restaurants from simple bar food to fine dining is second to none.


Kenmare has been a popular, upmarket tourist destination for many years and has played host to stars from the stage, screen and music worlds. For a small town, it is unique in having two of Ireland’s finest five-star hotels - the Park Hotel and Sheen Falls Lodge. The Park Hotel is also home to Samas - the hotel’s deluxe destination Spa.

There are two 18 hole golf clubs nearby: the Kenmare Golf Club and the Ring of Kerry Golf Club.
Kenmare also has a very pretty harbour from where you can swim, fish or take boat trips on the Seafari to view the wildlife in the area. There are a variety of good fishing spots to choose from in the area including salmon fishing e.g. the lakes in the Black Valley and Caha Mountains.

Orchard Grove Court - Taxation Summary

Taxation summary

Section 268 of the Taxes Consolidation Act, 1997 allows tax relief on the purchase of a holiday cottage which is registered on the Bord Fáilte Holiday Cottages Register.

The principal features of this investment are:
  1. The holiday homes will be operated and managed as a group for a 10 year period.
  2. Capital allowances in excess of 98% are available on the cost of holiday homes at the rate of 10% per annum for 10 years. The allowances are available against all Irish rental income.
  3. Capital allowances on the cost of fixtures and fittings at the rate of 12.5% per annum for 8 years. The allowances are available against all Irish rental income.
  4. Full interest relief is available on funds borrowed for direct investment in the holiday homes.
  5. Promoters will arrange for holiday homes to be registered with Bord Fáilte.
Tax Incentives

Both individuals and companies can qualify for capital allowances on capital expenditure incurred on the acquisition of a holiday home which is registered in any register of holiday cottages established by Bord Fáilte. The capital allowances available to both individuals and companies is 10% per annum of qualifying construction cost over 10 years. In order for investors to benefit from the capital allowances, the homes must be used only for short-term lettings.

Investment Proposal
This development consists of 31 self-catering holiday homes in the heart of Kenmare town. The price of the units, excluding VAT, is as follows:

As an individual, the purchaser of a 3 bedroom unit can claim the following capital allowances:

Interest Relief

Interest relief is available on borrowings to acquire the holiday homes.

Investment Structure

It is proposed that those who purchase the holiday homes will then lease the homes to a holiday home management company, Orchard Dale Holiday Homes Limited, established by the promoters for the purchasers. This company will engage Dream Ireland, an established holiday home marketing company, to market the holiday homes on behalf of the company. It should be noted that there will be no guaranteed rent paid to purchasers of holiday homes, and each purchaser will be obliged to fund their share of the operating costs of Orchard Dale Holiday Homes Limited.

VAT

VAT will be charged by Michael O'Sullivan on the sale of the holiday homes to purchasers. VAT at 13.5% will arise on the sale of the properties (i.e. €46,575) while VAT at 21% will arise on the sale of the fixtures and fittings (i.e. €6,300) to purchasers. This brings the total VAT to €52,875, which is payable by each purchaser to Michael O'Sullivan, and which is recoverable by purchasers from Revenue.

It is advisable that intending investors should seek independent professional advice in relation to the implications of registering and accounting for VAT.
