Description

A pair of enchanting thatched cottages on some 1.09 hectares (2.7 acres), little hay and the garden cottage sit on the shores of Kenmare Bay and close to the acclaimed five-star Sheen Falls Hotel.

Built in the traditional style to utterly modern standards, this pair of cottages are completely private. Buyers also have the option to purchase a third cottage, Marianne's Cottage, which has its own separate entrance.

Little Hay

Built in 1996 and architecturally designed, with golden thatch running down through enchanting windows peeping from the eaves, Little Hay has been designed in the cottage orné manner. Cottage orné is a style that dates to the late 18th and early 19th centuries, emerging from the Romantic movement, as people sought to escape from the newly-teeming cities, and the overwhelming formality of neoclassical architecture. Cottage orné became a favourite for royal shooting lodges, such as the one built by George IV for his own use.

A classic cottage, on the shores of Kenmare Bay, where bay windows invite in the natural light, and open log fires make everything wonderfully cosy in the winter. The entrance hall leads to a living room with bay windows, and a large kitchen / dining room that also has commanding views of the bay. Timbered ceilings and a solid timber floor, coupled with a “La Cornue” range oven make this a country classic.

The kitchen in turn leads on to the sun room, where another open fire makes this a room for all seasons. Back in the entrance hall, as dramatic sweeping staircase takes you to the first floor, where the pair of double bedrooms are both en-suite, with exceptionally well-appointed bathrooms. Both bedrooms have balconies. The master also has a dressing room.

Garden Cottage

Next door, the Garden Cottage built in 2000 and also architecturally designed, is in the same cottage orné style. This time it's a single-storey layout, nestled amongst mature trees. The main living space incorporates the kitchen, lounge and dining area, and the rooms have generous proportions, so even in this cosy space, there is a sense of expansiveness and light. Gardens and Grounds

The cottages are both set on the shores of Kenmare Bay with extensive water frontage. They have their own private driveway, protected by electronic gates, with a gently meandering route to bring you to the seclusion of the spectacular setting on some 1.09ha(2.7acres). Although close together, Little Hay and The Garden Cottage are also private from one another, and both have uninterrupted views of the bay, and the mountains beyond.

Both bedrooms have dressing rooms and en-suites, and everything focuses on the extraordinary views. The bedrooms, one on either side of the entrance hall, have French windows to the terrace, where your aspect is utterly private, right down to the water's edge.

Little Hay has a circular parking area with a centrepiece fountain, and there is also a garage. Meanwhile, paved walkways run to terraces, and sweeping lawns leading to the edge of the bay. Mature planting adds a timeless feel to the site.

Marianne's Cottage

Purchasers also have the option to buy a third cottage, Marianne's Cottage, which has its own separate entrance, and is equally private. Marianne's Cottage is a two storey, two-bedroom thatched cottage with open beam ceilings, a log fire, sun rooms and marble en-suite bathrooms on some 0.52ha(1.3acres).

Investment Opportunity

Little Hay and The Garden Cottage were built as part of the Sheen Falls Estate. When the hotel was sold by the Hoyer family they retained these magnificent properties. They continued to lease the residences back to the hotel over the last decade. There is potential for any buyer to continue with existing lease back arrangements, subject to mutually agreeable terms.
